So, just like Kylie, Kristin and I are in the process of buying a house, and I agree with her...it is STRESSFUL. We have been looking at houses for a few months online, and finally have had time to actually meet with our realtor and look at some. Last Tuesday, we went after work and looked at 5 houses in the south Arlington area. We found one that we both really liked, but still wanted to look at a few more before making a decision. We were supposed to go to Austin for the weekend, but decided to stay to look at more houses. We went out Friday after work and looked at 4 new houses, and the one from Tuesday that we both liked. There were several nice ones that we saw, but none of them compared to the one from Tuesday. We finished around 7:00 and decided to go back to the realtors office and put in an offer!!! The house has been on the market for over 3 months, still for the same listing price, so our first offer was $6,500 under the listed price, and they pay closing costs ($5,000). We signed and initialed about a hundred papers, and finally left around 9:15!!!
Now all we had to do was wait. This was soo hard. We kept the phone within reaching distance ALL day Saturday. Every time my phone would start to vibrate, we would get so excited, hoping it was our realtor. As it got later and later, we started losing hope. I wanted to call our realtor around 7:00 just to make sure her phone was working, but i didnt. I decided that I would call her Sunday at 1:00 if we hadnt heard anything yet. Of course, Sunday morning came, and we never got the call. So many things were running through our heads. Maybe they were thinking about it really hard, and wanted to take an extra day...Maybe they didnt like the offer, and were going to just ignore it... AHH it was so stressful.
1:00 came and I finally called her to check in, and she didn't answer. She called back an hour later and said the other realtor never recieved the offer!! She had to go back to her office Saturday afternoon and resend it. This was somewhat of a relief, as we now knew why they never responded, but now the waiting game started all over. Our realtor called back around 6:00 and said she spoke with the other realtor and had good news and bad news. The bad news was that there have been 4 previous offers, and they couldn't come to an agreement, because the sellers will not pay any closing costs. The good news is that they immediatly rejected the last 4 offers, and with ours, they said they would have to think about it. the seller's realtor asked if that was a deal-breaker for us, and our's told her she wasnt sure, but the price would have to come down even more if they wanted us to pay them. apparently the sellers said "we just helped our kids buy a house, we don't want to help anybody else buy ours." The other realtor also told us that they are very slow moing people, so we probably wouldnt hear anythign back tonight.
We have been thinking about so many different scenarios tonight. What if they counter-offer with this, what if they want that... We pretty much decided that if they want us to pay the closing costs, they would have to come down on the asing price quite a bit. Hopefully we will know something tomorrow!!!
The sellers have been "thinking" about our offer since about 3:00 Saturday. I guess we will wake up tomorrow and wait some more!!

Don't trust those realtors! They never answer the phone and they are sketchy! Also, there isn't a price on a house you love. Chase and I always bought cheap fixer uppers to make a profit, but on our current house, we paid WAAAAAAY more than we originally intended ($30,000 more!)and it was worth every penny plus a million more!! Because it's a HOME.
